LLC. is a licensed real estate brokerage and new home construction contractor in
CT. The company is a Connecticut Limited Liability Company with three divisions
Real Estate Sales, Building and Development. The company was founded by
Steve
Schappert and will be owned by the employees. Using our trademarked product
line of affordable, GREEN homes, churches and commercial buildings, “BIOS Homes”
TM and “BIOS Buildings” TM, CRE&C will carve out a niche as CT’s affordable
green builder. With a focus on developing workforce housing, elderly housing,
and assisted living facilities Connecticut Real Estate and Construction will
build valuable allies that will help us tap into 3 of the largest economic
trends of the next 100 years. These three trends are the environment, the aging
population and housing that is inherently affordable by design. Our new 12,500
sf corporate office will be built in New Milford CT. Our office has been
chosen by North East Utilities (NU) to be showcased as a model of efficient
design. NU has also agreed to partner with us in marketing the building,
setting us up as The leader in a virtually untapped yet exploding market.
Our real estate sales company will explode as well, as the company and
projects attract investors and home buyers. Our building and development
division will create housing inventory that is down right exciting and will
provide much needed inventory of housing that is designed to be affordable to
build and maintain, while being very easy on the environment. The
multi level payout and up to 100% commissions will attract top producers. Top
producers will advertise our company to other agents and consumers by mentioning
our website in all of their advertising. Agents will earn residual income from
the agents they recruit into the company. The company earns its real profits by
supplying leads to our agents with a 30% referral fee paid to the company.
Our small regional offices and trade names will give us an edge in the
industry. The corporate office in New Milford will be 8000 sf, our regional
offices will be 500-1000 sf. The regional offices will be small, strategically
located, and efficient. The typical office will be outfitted with a conference
room, computer room, minimal storage, bathroom, and a refrigerator. The new
office design reflects the way agents want to work! Independence, high
commissions, minimal travel time, allowing for more personal time with family is
what we offer our agents. As we open offices they will be named after the town
in which they are located. Our Brookfield office will use the trade name
Brookfield Real Estate, giving us a marketing edge in the human psyche and in

Our online lead database, tracks leads throughout the sales process.
The database currently has 1243 agents in 50 states. These agents are primarily
exclusive buyer agents that have signed up with our referral company Buyer’s
Trust. In 2001 Buyer’s Trust was recommended by Woman’s Day Magazine. The system
has been created over an 8 year period at a cost of $500,000, from input of both
customers and agents. Our agents will be able to recruit agents through out the
country with this system. Adding new agents to the network will give us the
ability to place more listing referrals at higher referral rates than we have
been getting from our buyer agents. Higher profits and the ability to touch both
sides of the transaction will allow us to provide a better overall customer
experience. The company will eventually grow across the country opening up new
states under the name "state name" real estate and construction.
The Green Building industry increased by 20% in 2005 and by 30% in
2006, by 2010 the industry should grow to 38 billion. Our company is poised to
become a market leader in this field by producing the most stabile investment of
all time… basic housing. The company’s assets will grow dramatically by
retaining rental units in our housing developments. Designed to be affordable to
build and maintain, our housing units make for a very profitable and stabile
investment. Each housing development will offer 30% or more of affordable
housing, half of that number will be offered as rentals. Using this formula it
is projected that the company will own 2000 rental units in the form of our own
